Requirements

Education Level:

Minimum of two years of vocational training.  Degree in Architecture or construction management preferred.

Experience Desired:

Three years of construction administration and/or construction management experience required.

Physical Requirements:

Frequent talking, walking, hearing, driving from location to location.  Good physical health including ability to lift 75 pounds, climb to high and difficult places.  Constant hand-eye and mind-eye coordination, standing and walking.  Repetitive motion with wrists, hands and fingers.  Occasional bending, carrying, lifting, pushing, climbing, crawling and reaching.

Other Requirements:

Demonstrated ability to work with architects, engineers, contractors and district personnel during the construction of building projects.  Knowledge of construction materials and methods.  Understand and ability to use the ICC Building Code.  Ability to operate autocad software, spreadsheets and word-processing software.  Must have general knowledge of the installation and operation of heating, ventilation, air conditioning, temperature controls, fire alarms, automatic sprinklers, electrical, plumbing and sewer system equipment.  Current State Vehicle Operator’s license; insurable

Essential Functions & Duties

  1. Works effectively with the Director of Operational Services in the monitoring and inspection of construction contracts involving all types of construction.

  2. Monitors project schedules to ensure a timely completion.

  3. Evaluate project change orders and review with Director of Operational Services. 

  4. Works with Architect and Engineers in final construction inspections and project acceptance.

  5. Ensure all project closeout documents are received, and project punch list items are completed prior to contract acceptance.

  6. Coordinate all warranty related repairs with contractors on construction projects.

  7. Coordinates with principals and staff, phasing methods required for construction projects.

  8. Assists in the preparation of plans and specifications for construction projects Reviews and approves construction shop drawings for District lead projects.

  9. Solicits bids/proposals from contractors relating to District lead projects.

  10. Coordinates warranty and roof repairs for all District facilities.

  11. Works with Director of Operational Services to inspect, plan and budget for roof replacements, asphalt surfaces, concrete surfaces, tuck-pointing and re-caulking building exterior surfaces and floor coverings.

  12. Assists the Director of Operational Services in the development of capital project cost estimates 

  13. Assist Plant Maintenance Supervisor with District carpentry related projects.

  14. Backup for Plant Maintenance Supervisor on the district work order system.

  15. Performs other duties as assigned by supervisor.

Climatic Environment | Inside

Climate controlled environment with some temperature variations. Typically, work is conducted in a comfortable environment. Occasionally subjected to mechanical and electrical hazards, vibrations, extreme temperatures and humidity.  Atmospheric conditions occasionally include fumes and dust.

Hazards

Stairs and exposure to communicable diseases may be potential hazards.  In labs/classrooms there could be exposure to toxic chemicals and fumes. Equipment that supports classroom instruction could be potentially hazardous under certain conditions. Regular contact with students with emotional, cognitive and/or conduct-related disorders with potentially aggressive, behaviors resulting in frequent exposure to physical and verbal abuse. Occasionally subjected to mechanical and electrical hazards, vibrations, extreme temperatures and humidity.  Atmospheric conditions occasionally include fumes and dust.
